Very professional service from 4Sight Surveying. I reached out to a few other companies to obtain quotes and most never got back to me or were simply rude and these guys got straight back to me and sent their prices over and timescales etc very quickly. They responded quickly to all of my messages afterwards and clearly have a modern and well managed system and a good team whiich made the whole process effortless. The survey was very thorough and I'd definitely recommend them.Posted on Google Daniel SharplessTrustindex verifies that the original source of the review is Google. We recently used this company to perform a Level 3 survey on a house we wanted to buy. Before committing to the survey they sent us lots of information about what they would look for and how, which as first time house buyers filled us with confidence. Laura and Mo were very helpful and were happy to answer the multitude of questions that we asked.Posted on Google Matthew SpencerTrustindex verifies that the original source of the review is Google. I recently asked 4Sight Surveying to carry out a level 3 survey on a property I'm purchasing. Throughout the process they were quick and professional. I received a very detailed report around a week after the inspection completed with high resolution copies of all photos in the report which is really useful. They've also been open to discussing the report and giving clarification after producing it.Posted on Google Sophie ClarkTrustindex verifies that the original source of the review is Google. I was recommended this company, along with several others, and I decided to get quotes for both Level 2 and Level 3 surveys. After comparing my options, this company stood out from the rest. They took the time to explain which survey would be most suitable for my needs and provided detailed information about what each survey level covered. They answered all of my questions promptly and were extremely helpful, even before I had made any payment. The survey was completed within two weeks of paying the deposit, and I received the report just one week later. Considering the detailed nature of the survey and the length of the report (83 pages), I believe this was a very quick and efficient service. They also reassured me that if any questions arise in the future, I can get back in touch with them for advice. I would highly recommend this company to anyone looking for a survey. Thank you, Sophie.Posted on Google ambellTrustindex verifies that the original source of the review is Google. Mo Appeared on time and was friendly and chatty. Frequently asked questions
What locations do your surveyors cover?
We are based in Hull and York, and cover East Yorkshire, North Yorkshire, South Yorkshire, West Yorkshire and Northern Lincolnshire. However, we are able to travel further afield, enquire below.
Can I add a valuation to my homebuyer or building survey?
Yes, For those opting for our RICS Level 2 HomeBuyer Survey or RICS Level 3 Building Survey, we can also include a professional market valuation of your property for an additional fee. This means you’ll receive not only a clear condition report, but also a current valuation to assist with your purchase decision or price negotiations. Please ask us for a tailored quote when booking to add this optional service.
Will you need to move things or damage the property?
No, all of our inspections are non-intrusive. Meaning that we inspect the readily accessible areas of the property.
We will access loft spaces, enter floor voids if accessible, and lift drainage covers. However, we do not enter the fabric of the building, so will not lift flooring, remove wall coverings or cause damage to the property.
We will always leave the property the way we found it.
How long does a survey take?
The length of a survey is very much dependent on the surveyors findings and the size of the property.
For example if the surveyor is only assessing a lounge and a kitchen it should take anywhere between one hour and one and a half, however, if it is a 5 bedroom house it could be anywhere between three to five hours.
Will you need to access my roof?
We will need to gain access to the roof space, especially if you have water ingress or a leak within that area.
If the source can be pinpointed but not accessed internally, we may send up an aerial drone to inspect the roof without the need for expensive access equipment.
Will I get a report afterwards?
Depending on size and complexity of the property. Level 2 within 3-5 working days and Level 3 within 5-7 working days.
When will payment be due?
Payment of the 25% deposit is due to secure the booking and the payment of the balance is required after the inspection, prior to release of the report (digital PDF format), by bank transfer. An invoice with full details will be provided for payment.
What if the purchase falls through / Cancellation Policy
Any cancellation more than 48 hours before the survey date, will incur a fee of 25% of the full fee. Any cancellation 24 hours before the inspection date or after (prior to delivery of report, will be charged 50% of the full survey fee.
Working days are Monday to Friday 09:00 am to 5.00pm, any cancellation received after 5.00pm will be deemed to have arrived at 09.01am on the next business day.
Do you undertake the works after the survey has been carried out?
As we are specialist independent surveyors, we do not work in conjunction with contractors, or builders, therefore we do not undertake the remedial works, but do list the specific works needed in the standard comprehensive report.
That way we can offer an unbiased and honest report as we have no financial gain from any remedial works carried out following the survey.
Why would I need an aerial survey?
An aerial survey is an efficient way of carrying out inspections of your roof, gutters, spire, clock towers and chimneys.
An aerial drone survey also prevents the need to have expensive access equipment erected.
