What locations do your surveyors cover?

We cover Yorkshire, Derbyshire, Nottinghamshire, Lincolnshire, Cheshire, Lancashire and Tyne & Wear. However, we are able to travel further afield, enquire below.

Yes, For those opting for our RICS Level 2 HomeBuyer Survey or RICS Level 3 Building Survey, we can also include a professional market valuation of your property for an additional fee. This means you’ll receive not only a clear condition report, but also a current valuation to assist with your purchase decision or price negotiations. Please ask us for a tailored quote when booking to add this optional service.

The length of a survey is very much dependent on the surveyors findings and the size of the property.

For example if the surveyor is only assessing a lounge and a kitchen it should take anywhere between one hour and one and a half, however, if it is a 5 bedroom house it could be anywhere between three to five hours.

We will need to gain access to the roof space, especially if you have water ingress or a leak within that area.

 

If the source can be pinpointed but not accessed internally, we may send up an aerial drone to inspect the roof without the need for expensive access equipment.

Depending on size and complexity of the property. Level 2 within 3 working days and Level 3 within 5 working days.

Any cancellation more than 3 working days (72 hours) before the survey date, will incur a fee of 30% of the full fee. Any cancellation in between 1 to 3 working days before the survey date, then a fee of 40% of the full survey fee will be charged. Any cancellation on the inspection date or after (prior to delivery of report, will be charged 65% of the full survey fee.

Working days are Monday to Friday 09:00 am to 5.00pm, any cancellation received after 5.00pm will be deemed to have arrived at 09.01am on the next business day. Once the inspection has taken place, the client may request that the report is not commenced or finished for whatever reason then the full fee is payable.

As we are specialist independent surveyors, we do not work in conjunction with contractors, or builders, therefore we do not undertake the remedial works, but do list the specific works needed in the standard comprehensive report.

That way we can offer an unbiased and honest report as we have no financial gain from any remedial works carried out following the survey.

An aerial survey is an efficient way of carrying out inspections of your roof, gutters, spire, clock towers and chimneys.

An aerial drone survey also prevents the need to have expensive access equipment erected.
